一、基本情況
1.地點:新站(zhan)區京商(shang)(shang)商(shang)(shang)貿城商(shang)(shang)業房(fang)產。
2.面積:建筑面積988.21㎡。
3.裝修情況:毛坯
二、指導思想
1.公開、公平、公正(zheng)原則。
2.競租(zu)方式招(zhao)租(zu)原則。
三、房屋租賃用途
承租(zu)人使用上述房屋必須(xu)符合房屋設計(ji)用途(tu)及市場主體(ti)住所(經(jing)營場所)登記管理相關規定等相關法律法規要求,不得從(cong)事危險物品行業(ye)、違(wei)法行業(ye)及其(qi)他(ta)不適宜(yi)經(jing)營項目,否則視(shi)作(zuo)違(wei)約。如由此造成承租(zu)人不能按預想的方案使用房屋并(bing)導(dao)致租(zu)賃合同不能履約的,責任由承租(zu)人承擔。
四、承租條件
1.承租人(ren)(ren)應是法人(ren)(ren)、社團組織或具有(you)完全民事行為能(neng)力的自然(ran)人(ren)(ren),且無違法或不良經營記錄。
2.承(cheng)租方應按(an)國(guo)家法律規定合法經(jing)營。
五、租(zu)期(qi)
另行協商,在上述承租(zu)(zu)期間(jian),如因企業改革、改制或政(zheng)府城(cheng)建(jian)規劃等政(zheng)策原(yuan)因,安徽(hui)鹽業金(jin)融信息服(fu)務有(you)限(xian)責任公司(si)(以下簡稱出(chu)(chu)租(zu)(zu)方)有(you)權提前收回房(fang)(fang)屋場(chang)所。承租(zu)(zu)期間(jian)如承租(zu)(zu)方不按(an)規定時(shi)間(jian)及時(shi)繳納房(fang)(fang)租(zu)(zu),出(chu)(chu)租(zu)(zu)方有(you)權終止(zhi)合同。
六、租金
競租單套公(gong)寓(yu)起步(bu)價為(wei)租金300元/月,以最高租金取得租賃經營權。
七、招租方式
采取有底(di)價的競租(zu)方式出租(zu),在競租(zu)起步價基礎上按最(zui)終競價最(zui)高者取得承(cheng)租(zu)權。
八、競租報(bao)名等手續辦理規定
1.凡(fan)有(you)意(yi)承(cheng)(cheng)(cheng)租(zu)(zu)者(zhe),在(zai)辦理競(jing)(jing)租(zu)(zu)登記時須繳納5000元競(jing)(jing)租(zu)(zu)保(bao)(bao)證(zheng)(zheng)金(jin)(jin)(jin),并注(zhu)明競(jing)(jing)租(zu)(zu)的具體房屋。如(ru)(ru)果(guo)取得承(cheng)(cheng)(cheng)租(zu)(zu)權,將在(zai)承(cheng)(cheng)(cheng)租(zu)(zu)后轉作(zuo)租(zu)(zu)房保(bao)(bao)證(zheng)(zheng)金(jin)(jin)(jin)或租(zu)(zu)金(jin)(jin)(jin),轉為(wei)租(zu)(zu)房保(bao)(bao)證(zheng)(zheng)金(jin)(jin)(jin)部分在(zai)承(cheng)(cheng)(cheng)租(zu)(zu)期滿時無(wu)息(xi)退(tui)還(huan);如(ru)(ru)果(guo)取得承(cheng)(cheng)(cheng)租(zu)(zu)權后又放棄承(cheng)(cheng)(cheng)租(zu)(zu),視作(zuo)違(wei)約,不(bu)再(zai)退(tui)還(huan)違(wei)約者(zhe)保(bao)(bao)證(zheng)(zheng)金(jin)(jin)(jin),同時出租(zu)(zu)方有(you)權選擇(ze)競(jing)(jing)租(zu)(zu)價(jia)格位居第二高者(zhe)遞(di)補;如(ru)(ru)果(guo)未(wei)取得承(cheng)(cheng)(cheng)租(zu)(zu)權,出租(zu)(zu)方將在(zai)競(jing)(jing)租(zu)(zu)結(jie)束后7日內無(wu)息(xi)退(tui)還(huan)保(bao)(bao)證(zheng)(zheng)金(jin)(jin)(jin)。
2.競租者應(ying)在(zai)2025年11月(yue)19日(ri)(ri)13:00前將競租保證金(jin)(jin)匯(hui)入(ru)到安(an)(an)徽鹽業金(jin)(jin)融信(xin)息服務有限責任(ren)公(gong)(gong)司賬戶;在(zai)2025年11月(yue)20日(ri)(ri)前憑(ping)匯(hui)款憑(ping)證和有效證件到出租方(fang)指(zhi)定地點(安(an)(an)徽鹽業金(jin)(jin)融信(xin)息服務有限責任(ren)公(gong)(gong)司辦(ban)(ban)公(gong)(gong)樓3樓辦(ban)(ban)公(gong)(gong)室)辦(ban)(ban)理競租報名(ming)申(shen)請登記(ji)手續方(fang)可取得競租資(zi)格,逾期不(bu)予(yu)辦(ban)(ban)理。
九、競租時間地點
1.競(jing)租時(shi)間:2025年11月20日下午15:00開(kai)始(shi),逾期視(shi)作放棄。
2.競租地點:公司3樓會議室。
十、對意(yi)向承租人的(de)特別要(yao)求
1.出租(zu)方以現(xian)有狀態房屋場所(suo)對外出租(zu)。本(ben)次招租(zu)由競(jing)租(zu)人自行到現(xian)場勘(kan)驗。意(yi)向(xiang)承(cheng)(cheng)租(zu)人應在本(ben)公告(gao)期截止前到現(xian)場踏(ta)勘(kan)出租(zu)標(biao)(biao)的(de),就出租(zu)標(biao)(biao)的(de)相關(guan)(guan)情況、出租(zu)具體辦(ban)法(fa)和出租(zu)方對經營項目相關(guan)(guan)要求等主動向(xiang)出租(zu)方咨詢(xun),自行了解標(biao)(biao)的(de)可能涉及的(de)相關(guan)(guan)法(fa)律(lv)法(fa)規及市政規定等;完成(cheng)報名的(de)意(yi)向(xiang)的(de)承(cheng)(cheng)租(zu)人都視同已實地踏(ta)勘(kan)出租(zu)標(biao)(biao)的(de),確認了標(biao)(biao)的(de)范圍、面積(ji)、現(xian)狀并認可租(zu)賃要求等,自愿承(cheng)(cheng)擔因上述(shu)原因導(dao)致的(de)一切(qie)后果和法(fa)律(lv)責任。
2.本次房屋出(chu)租(zu)(zu)(zu)以(yi)列示(shi)的標的面(mian)積為(wei)限,以(yi)移(yi)交時的實(shi)(shi)際現狀為(wei)準。實(shi)(shi)際移(yi)交面(mian)積與(yu)本公(gong)告(gao)中公(gong)示(shi)面(mian)積存在(zai)差異的,以(yi)實(shi)(shi)際移(yi)交面(mian)積為(wei)準,面(mian)積誤(wu)差不(bu)調整成交租(zu)(zu)(zu)金。出(chu)租(zu)(zu)(zu)面(mian)積之(zhi)外的建(jian)筑(zhu)物、附屬物均不(bu)在(zai)出(chu)租(zu)(zu)(zu)范圍內(nei),出(chu)租(zu)(zu)(zu)方不(bu)提(ti)供任(ren)何(he)承(cheng)諾及服務(wu),如由此造成承(cheng)租(zu)(zu)(zu)人不(bu)能(neng)按預想的方案使用房屋并導(dao)致租(zu)(zu)(zu)賃合同不(bu)能(neng)履約的,責任(ren)由承(cheng)租(zu)(zu)(zu)人承(cheng)擔。
3.租(zu)(zu)賃期內,出(chu)租(zu)(zu)房屋必須由承租(zu)(zu)人(ren)本(ben)人(ren)經(jing)營(ying),未(wei)經(jing)出(chu)租(zu)(zu)方(fang)書面同意,不(bu)得(de)以任(ren)何形式轉租(zu)(zu)、分(fen)(fen)租(zu)(zu)、出(chu)借租(zu)(zu)賃房屋;承租(zu)(zu)期間不(bu)得(de)在場所內亂搭亂建,不(bu)得(de)將(jiang)場所分(fen)(fen)割給他人(ren)用(yong),否則視(shi)作違(wei)約。
4.租(zu)(zu)賃(lin)期內,承(cheng)租(zu)(zu)人(ren)負責租(zu)(zu)賃(lin)房屋的(de)日常安全管理工(gong)作并(bing)承(cheng)擔租(zu)(zu)賃(lin)房屋發生的(de)水、電、燃氣、通(tong)訊(網(wang)絡(luo))、垃圾清運(yun)、物業管理、停車等相關費用。
5.租(zu)(zu)(zu)(zu)賃期內, 承租(zu)(zu)(zu)(zu)人對租(zu)(zu)(zu)(zu)賃房屋(wu)進(jin)行(xing)裝(zhuang)(zhuang)修、裝(zhuang)(zhuang)潢時,裝(zhuang)(zhuang)修、裝(zhuang)(zhuang)潢方案(an)須經(jing)出(chu)租(zu)(zu)(zu)(zu)方書面同意,且裝(zhuang)(zhuang)修、裝(zhuang)(zhuang)潢必須按照甲(jia)方房屋(wu)的(de)(de)總體設計布局要求、安(an)全(quan)要求進(jin)行(xing),不得(de)改(gai)(gai)變(bian)原房屋(wu)結構(gou)(gou)、場所(suo)現狀(zhuang),不得(de)改(gai)(gai)動或破(po)壞房屋(wu)結構(gou)(gou)。如擅自改(gai)(gai)動或破(po)壞房屋(wu)結構(gou)(gou),承租(zu)(zu)(zu)(zu)人應立即恢(hui)復(fu)原狀(zhuang),給出(chu)租(zu)(zu)(zu)(zu)方造成的(de)(de)損失由承租(zu)(zu)(zu)(zu)人承擔(dan)賠償責任。租(zu)(zu)(zu)(zu)賃房屋(wu)的(de)(de)裝(zhuang)(zhuang)修、裝(zhuang)(zhuang)潢費用(yong)及租(zu)(zu)(zu)(zu)期內房屋(wu)的(de)(de)維修費用(yong)全(quan)部由承租(zu)(zu)(zu)(zu)人自行(xing)承擔(dan)。
6.租(zu)賃期內,承租(zu)人不(bu)得以任何理由要(yao)求(qiu)減(jian)免租(zu)金(jin)。如因鹽業企業改革(ge)、法律法規及市政規定(ding)需(xu)要(yao)拆除或改造(zao)租(zu)賃房屋(wu)而導致合同不(bu)能執行或解除的(de),租(zu)金(jin)按(an)照實(shi)際租(zu)賃時間計(ji)算(suan)(suan),不(bu)足整月(yue)的(de)按(an)實(shi)際天數計(ji)算(suan)(suan),多退少(shao)補(bu)。
7.《房屋租(zu)賃(lin)合同》期滿(man)或終(zhong)止時(shi),承租(zu)人將租(zu)賃(lin)房屋場(chang)所(suo)回復(fu)原樣及(ji)時(shi)交還給出租(zu)方,且不得提出任何補償要(yao)求。
8.承租(zu)(zu)人(ren)自(zi)中標之日起3個工作(zuo)日內與出租(zu)(zu)方(fang)簽(qian)訂租(zu)(zu)賃合同,逾期(qi)不(bu)簽(qian)合同的視作(zuo)放棄承租(zu)(zu)權,承租(zu)(zu)方(fang)不(bu)再退還競(jing)租(zu)(zu)保證金(jin)。
9.其他事宜以《房屋(wu)租(zu)賃(lin)合同》為準。
